Residential Personal Emergency Evacuation Plans (PEEPs)

New regulations around Personal Emergency Evacuation Plans (PEEPs) for residential buildings are coming into effect under the Fire Safety (England) Regulations.

What buildings are covered?

The regulations concern buildings with at least two domestic dwellings that are:

  • Over 18 metres tall or have at least seven storeys.
  • Over 11 metres tall and have a simultaneous evacuation policy in place.

What is a Responsible Person?

The Responsible Person is a building’s manager, owner or a designated individual who is responsible for fire safety within the premises.

Why are these changes being introduced?

After the Grenfell Tower Inquiry, the Government committed to improving evacuation arrangements for people whose ability to evacuate without assistance may be affected.

The aim of the new rules is to ensure residents who would need assistance to evacuate are identified, considered, and supported in a practical way.
